Planning

Planning permission has been granted by Sunderland City Council under planning number 16/00091/HYB. Each plot has planning permission for a specific detached dwelling. Each buyer will have the opportunity to alter the designs as a variation to the planning already granted. Each party will need to make their own enquiries with City Council to determine the type, design and size of any alternative property. You are encourage to use the services of a qualified architect and discuss any alternative requirements with the Council as early as possible. Each buyer will be responsible for their own costs in relation to architects services and planning fees.

Services

All services will be provided to the edge of each site at the expense of the present owner. He will use all endeavors to ensure that services will be available at the point where the houses are approaching completion, and will be contractually bound to do so. Each plot buyer will be responsible for their own connection charges.

The plots are to be sold on a freehold basis

Roads

A tarmac site road will be constructed to provide access to the plots. It is intended that this will be a private road.

Reservations

A reservation fee of £2,000 per plot will be payable. This will reserve each plot for a period of 16 weeks, allowing each plot buyer to have plans produced, obtain planning permission and put themselves in a position to buy. Reservations will only be accepted from those in a position to proceed i.e. those who can prove they have the available cash to buy the plot, or can obtain mortgage funding to buy the plot, without having to rely upon the sale of a property.
