Property Valuations
Property valuations are required for a number of reasons. Kimmitt and Roberts are able to provide swift, efficient and accurate commercial and residential property valuations for a variety of purposes as follows:

RICS Homebuyers Report
The RICS Homebuyers service is a comprehensive survey to compliment your mortgage valuation (if applicable) and will provide you with the reassurance you need. Suitable for the majority of properties, it is a concise report highlighting significant defects and advising on whether the property purchase is reasonable.
Building Survey
A building survey is a customised survey suitable for all residential properties and gives full details of their structural condition. You are likely to need this type of survey if, for example, the property is unusually built or run down. Building surveys are usually tailored to your needs and the report includes detailed technical information on materials and construction as well as details of a whole range of defects. Commercial Surveys
Kimmitt and Roberts provide a comprehensive range of commercial surveys for sale, purchase, rent, lease etc, as well as dilapidations. These inspections can include a valuation if required and can be tailored to individual requirements. For a fee quote please ring the survey department.
Energy Performance Certificates
As a result of recent legislation, whether selling or renting a home, you will require an Energy Performance Certificate (EPC). Kimmitt and Roberts employ fully qualified domestic energy assessors capable of producing your EPCs quickly and efficiently. EPCs are available to vendors (whether selling through Kimmitt and Roberts or not), and residential landlords.
As of the 1st January 2009, the transfer of commercial property, via sale or lease, requires a commercial Energy Performance Certificate. These are detailed documents, far more extensive than residential EPCs and must be carried out by a suitable qualified commercial energy assessor. Jonny Roberts is fully qualified and able to provide swift, efficient and accurate commercial energy assessments on request.

Expert Witness
Bill Kimmitt, MRICS is a highly qualified and experienced chartered surveyor who is regularly instructed by law firms and barristers to provide expert witness services in court disputes. Bill is a recognised expert in fields of property condition, valuation, and land matters, with great experience in providing the specialist reports and documentation required for court submissions.
